طبعا كلنا عشنا فترة الكورونا ولسه عايشنها فى الوقت الحالى وكلنا لاحظنـا إن العقار فى مصر لم ينخفض سعره أبدا ، بل بالعكس ) زاد وبزيادة كبيرة فى بعض المناطق بنسب تصل إلى ١٠٠%.
بس إيه المميز فى مصر عن باقي دول العالم واللى بيخلى العقار دايما فى ارتفاع:
ارتفاع أسعار العقارات في مصر بمتوسط 15%.. لهذه الأسباب
１) الزيادة السكانية الكبيرة جدا واللى ممكن تصل إلى ٢٥ و ٣٠ % كل عشر سنوات، واللى بيخلق طلب دائم على العقارات واللى بيؤدى إلى إن الطلب دائما اكثر من العرض. ２) الطلب الكبير المستمر على الإيجارات بسبب حالات الزواج واللى مخلى اي واحد متجوز جديد بدل ما يستنى انه يشترى شقة ممكن يأجر شقة، وده اللى مخلى اى مستثمر يستثمر فى العقار ويأجر لأن الايجارات دايما فى ارتفاع وبالذات مع ظهور المدن الجديدة. ３) إن في عز الأزمات االعالمية وبسسبب ان اللى بيأجر او بيشترى عقار فى مصر هو مصرى عايش فى البلد ومش هيرجع بلده لو حصلت ازمة عالمية ، زى دبى مثلا واللى معظم اللى بيسكنوا وبيأجروا فيها عمالة خارجية وأجانب ليهم شغل فى البلد ، فلما جت أزمة كورونا الشركات اتـقفـلت والناس مشيت مما أدي إلى انخفاض الإيجارات بنسبة ٤٠ % واللي أدى إلى انخفاض قيمة العقارات ، ولكن فى مصر لما الأزمة حصلت مفيش حاجة زى كده حصلت لأن المستأجرين من أهل البلد وحتى لو الناس مش لاقية شغل مش هتخرج اللى هى مأجراها لكن ممكن تأجل الايجارات شوية لكن مش هيخرجوا وحتى لو خرجوا هيضوروا على مكان تانى يأجروا فيه. وده اللى بيؤدى إلى ان اى مستثمر بيضور على عقارات يأجرها. ４) والسبب الاهم ان الشعب المصرى بيختلف عن ای شعب في العالم إنه لا يلجئون إلى القروض العقارية يعنى هل عمرك لقيت واحد أخد قرض عقارى عشان يبنى بيته او عشان يشترى بيت ، طبعا لأ. أنت بتلاقيه لو معاه فلوس بيشترى ارض وبعد كده بيستنى لما تجيله فلوس تانية يبنى دور ولما تجيله فلوس تانية بيبنى دور تانى وواحدة بواحدة من غير ما يستلف ، ولو هو من العاملين بالخارج تلاقيه بيحوش فلوس وييجى ينزل فى الصيف ويبنى. وده عكس اى مكان تانى فى العالم واللى بيعتمدوا اعتماد اساسى على قروض البنوك ، وبيستغربوا جدا لما يلاقوا جاى يقولهم انه بيشترى عقار بالكاش فى بلده او حتى فى بلد تانية و بيتخيلوا ان الـموضـوع ده غسيل أموال. القروض برا بتكون بنسب فايدة منخفضة جدا ٣ او ٤ % على ٢٠ و ٣٠ سنة فكل الناس بتشترى بقروض. واللي حصل فى ٢٠٠٨ إن الناس كانت بتتعامل بالقروض والرهن العقاري ، فلما العقارات انهارت والناس الى كانت بتدفع اقساط شهرية امتنعت من الدفع ، فالبنوك فلست و فلست و راها شركات تانية ، لأن البنوك بتبيع القروض دى لشركات متخصصة أو بنوك تانية ، فالموضوع بيكون عبارة عن سلسلة متصلة لو واحد وقع وقع الباقى بيقع وراه. لكن فى مصر وبسبب ان اصحاب البيوت والعقارات دافع فلوسه كاش ومش عليه اي قروض أو التزامات ومش خايف ان السوق يقع فيبيع بسعر قليل ، لأ هو براحته ممكن ينتظر انه يبيع لما السـوق ينتعش او يأجر وهيلاقى اللى هيأجؤ منه بسبب الطلب المستمر على الإيجار. ５) ده غير الاستثمار التجاري واللي يعتبر افضل استثمار فى مصر والعالم بسبب إن التجارى عليه طلب كثير دائما بسبب ان اعداده دائما اقل من السكنى ويندرج تحته الإداري والعيادات فهتلاقى ان لو فى منطقة ٥٠٠ بيت هتلاقى ان كل المتاح فيها ٣٠ او ٤٠ محل. و الاتجاه الجديد بقى فى المولات وبالذات المدن الجديدة ولو المدينة فيها كثافة عالية تلاقى اى ارض مول بتطرح أو اى محلات بتطرح هتلاقيها بتتاخد على طول لأن هيكون عليها طلب كبير وهتتأجر بأسعار عالية جدا. ６) اما موضوع التمويل العقارى فيها هياخد وقت طويل على ما يبقى امر واقع لأن لسه موجود ثقافة الشراء الكاش فى السوق المصرى. ７) وهنيجى على العاصمة الإدارية والعلمين والجلالة هتلاقي إنه بيتطرح فيها مشاريع كتيرة و بأرقام كبيرة وبتلاقى المشاريع دى بتخلص فى مدة قصيرة جدا وده مؤشر جيد بيدل على ان القطاع العقارى أفضل استثمار فى مصر.
