كيفية حساب نسبة وحصة الوحدة العقارية في إجمالي مسطح أرض ومباني العقار
نعرض لطريقة مبسطة لكيفية حساب حصة الوحدة العقارية (شقة- محل ) فى الأرض – سواء بالمتر المربع
أو بالأسهم المقام عليها العقار ولاسيما عند اختلاف المساحات بين الشقق والمحلات
ونعرض لمعرفة ما يكون حصة الشقة فى الارض بالمتر أى معرفة الوحدة كم يكون لها من الامتار فى مساحة الارض
وكذلك نعرض كم تكون حصة الوحدة فى الأرض بالأسهم والقيراط.
أولا:-
معرفة حصة الوحدة بالمتر المربع
طريقة الحساب:
1- يتم معرفة إجمالى مسطح الأرض بالمتر.
2-معرفة إجمالى مسطح الوحدات البنائية بالمتر ( مجموع كامل الشقق والمحلات بالأمتار)
3- قسمة إجمالى مسطح الأرض على إجمالى مسطح الوحدات البنائية وحتماً يكون الناتج عدد عشرى أقل من الواحد الصحيح.
4-يتم ضرب الناتج بالبند السابق فى إجمالى المسطح الفعلى لكل وحدة يكون الناتج هو مقابل حصة الوحدة فى الأرض بالمتر.
مثال عملى:
– نفرض إجمالى مسطح الأرض = 600متر .
– نفرض أن كامل وحدات العقار المبناه مكونة من عشر وحدات سكنية مساحة كل وحدة 120متر و خمس
وحدات مساحة كل وحدة خمسون متر وخمس وحدات وادارية تجارية مساحة كل وحدة “30” متر ومن ثم يكون الحساب على النحو التالى:
ثانيا:– معرفة جملة مسطح مبانى الوحدات السكنية:-
10 وحدات التى مسطحها 120م—— 10 وحدات × 120 متر = 1200 متر
5 وحدات التى مسطحها50———– 5 وحدات × 50متر = 250
5 وحدات ادارية التى مسطحها 30م — 5 وحدات × 30 متر =150
مما يجعل مجموع مسطح المبانى للعقار =1600 متر مبانى
ثالثا:- يتم قسمة مسطح الأرض ” 600متر ” على مسطح الوحدات البنائية 1600
١٦٠٠ ÷ ٦٠٠= ٠.٣٧٥
– ومن ثم تكون الحصة الشائعة للوحدة السكنية الواحدة ذات مساحة 120م فى الأرض =
120 متر × 0.375 = 45 مترمربع
بينما مساحة الوحدة ذات مساحة الـ50متر تكون حصتها فى الأرض
0.375×50متر =18.75 متر مربع
بينما مساحة الوحدة ذات مساحة الـ30 متر تكون حصتها فى الأرض
0.375×30 متر =11.25 متر مربع
وحتى حتى تتأكد من صحة الحساب
مجموع 10 وحدات × 45م= 450 متر مربع
مجموع5 وحدات× 18.75م= 93.75متر مربع
مجموع 5 وحدات×11.25= 56.25 متر مربع
يكون المجموع= 600 متر هو مساحة الأرض

How to calculate the percentage and share of the real estate unit in the total land area and buildings of the real estate
We show a simplified method for calculating the share of a real estate unit (apartment - shop) in the land - whether in square meters
Or with the shares on which the property is located, especially when the spaces differ between apartments and shops
And we offer to find out what the apartment's share in the land is in meters, that is, knowing the unit how many meters it has in the land area
We also show how much the unit share in the land is in shares and carats.
Firstly:-
Knowing the unit share in square meters
calculation method:
1- The total land surface is defined in metres.
2- Knowing the total area of the building units in meters (the sum of all apartments and shops in meters)
3- Divide the total land area by the total area of the building units, and the result must be a decimal number less than the right one.
4- The output is multiplied by the previous item in the total actual surface area for each unit, so the output is in exchange for the unit’s share in the land in meters.
Working example:
We assume the total land surface = 600 square metres.
We assume that the entire built-up real estate unit consists of ten housing units, each unit area is 120 square meters and five
The area of each unit is fifty meters and five commercial and administrative units, the area of each unit is “30” meters, and then the calculation is as follows:
Second:- Knowing the total flat of residential units buildings:-
10 units whose surface is 120 m —— 10 units x 120 meters = 1200 meters
5 units whose flat is 50———– 5 units x 50 meters = 250
5 administrative units whose area is 30 m — 5 units x 30 meters = 150
Which makes the total building area of the property = 1600 building meters
Third: The area of the land “600 meters” is divided by the area of the building units 1600 .
1600 ÷ 600 = 0.375
Then the common share of a single housing unit with an area of 120 m in the land =
120 meters x 0.375 = 45 square meters
While the area of the unit with an area of 50 meters is its share in the land
0.375 x 50 meters = 18.75 square meters
While the area of the unit with an area of 30 meters is its share in the land
0.375 x 30 meters = 11.25 square meters
Even to make sure the account is correct
Total 10 units x 45 m = 450 square meters
Total 5 units x 18.75 m = 93.75 square meters
Total 5 units x 11.25 = 56.25 square meters
The total = 600 square meters is the area of the land
